The first homes have been released for sale at Grace Homes’ new Grange Farm development in Wellingborough.
The Northamptonshire housebuilder is constructing 65 new homes on the two-acre site, with properties ranging from one to four bedrooms. Located to the east of Wellingborough, on the edge of the Stanton Cross development, Grange Farm is less than a mile from Wellingborough train station and offers easy access to local amenities, countryside and transport links.
The first phase is now under way and includes a selection of thoughtfully designed, detached three- and four-bedroom homes, with further one-, two-, three- and four-bedroom homes planned as part of the second phase of development next year.
Each Grace Homes property is EPC A-rated and includes energy-efficient features designed to lower running costs. These include PV solar panels, air source heat pumps, hybrid inverters, EV charging points and high-performance insulation. Each house will also feature underfloor heating, integrated, high-specification appliances, turfed gardens, natural sandstone patios and plenty of off-road parking.
Emily Smith, Sales and Marketing Manager at Grace Homes, says: “It is exciting to see the first of our Grace Homes properties at Grange Farm released for sale.
“We have designed the development to appeal to a broad range of buyers, from first-time homeowners and families to people looking to downsize. Every Grace Home has been designed with generous living spaces and practical features to suit everyday living, while maximising natural light and character.
“Situated within easy reach of the train station and its direct route into London, the development also benefits from countryside views and green space on the doorstep, as well as popular local destinations like Rushden Lakes and Irchester Country Park.”
Grange Farm forms part of Stanton Cross, a major residential-led development within Wellingborough’s Sustainable Urban Extension scheme. Once complete, Stanton Cross will include 3,650 homes alongside retail, leisure and business facilities, as well as green spaces, play areas and cycle routes.
Grace Homes, which has its headquarters in nearby Corby, has been building homes in carefully chosen locations across Northamptonshire, Warwickshire and Leicestershire since 1999. The company specialises in smaller developments and energy-efficient homes built on larger-than-average plots, with sought-after features including underfloor heating, working fireplaces, and integrated premium appliances.
Emily adds: “Our homes combine a focus on sustainable living to help lower running costs with high-quality specifications and luxury finishes that meet local demand for premium homes and suit homeowners at every life stage.”
The housebuilder works with a number of local contractors and suppliers, including Bell of Northampton, which has partnered with Grace Homes for 15 years, supplying premium bathroom fixtures and fittings for its properties.
Meanwhile, Grace Homes, which is set to open its sales office and show home at the Grange Farm development in November, is also building links with the Wellingborough community through its Local Foundations initiative. This includes a partnership with nearby Stanton Cross Primary school, with pupils set to visit the Grange Farm development for a special site event later this month.
